Commercial TPO Roofing In Scottsdale

We install and replace TPO roofing on commercial buildings in Scottsdale and the surrounding service area. TPO is a flexible sheet membrane used on low-slope roofs. The sheets are joined with hot-air welding, and flashing connects the membrane to walls, pipes, drains and rooftop equipment.

A TPO project starts with the roof beneath the sheet. We inspect the existing covering and check which layers can stay, which need removal and whether the supporting surface needs work. That gives the new membrane a sound base and helps address the problems that prompted the replacement.

Does Your TPO Roof Need Repair Or Replacement?

A puncture, open seam or damaged flashing can cause a leak while much of the roof remains serviceable. We assess the affected detail and the surrounding membrane to determine whether a focused repair is practical. The location of an indoor stain helps direct the inspection, but water may have entered elsewhere.

Replacement becomes a stronger option when damage affects a large area, leaks keep returning or wet materials beneath the membrane need removal. We explain what the inspection shows and which parts of the roof need attention. A roof with several sections does not necessarily need the same work across every section.

TPO Roof Installation And Heat-Welded Seams

A new TPO system includes the membrane, its attachment and the supporting layers. The attachment method is selected for the building and the roofing system. Seams are welded to join adjacent sheets, with separate details at corners, changes in roof height and openings.

We plan those connections as part of the installation. The membrane needs to meet the walls, roof edges and drains correctly, including where new roofing connects to a section that remains. If rooftop equipment is being changed, the opening and final flashing are coordinated with that work before the new roof is completed.

Insulation And Drainage Beneath The Membrane

Wet or damaged insulation may need replacement before a new TPO roof is installed. We assess the existing layers and explain where further investigation is needed. Covering unsuitable material with a new sheet does not correct the damage below it.

We also look at how water reaches the roof’s outlets. A new membrane alone does not change the slope or fix every drainage concern. If the project needs work at drains or a change to the insulation layout, we consider that alongside the replacement so the roof covering and drainage work together.

TPO Roofing Around HVAC Units And Service Routes

Commercial roofs often provide access to air-conditioning units and other equipment. We discuss those service routes when planning a TPO replacement. Areas with regular foot traffic may need protection that is compatible with the selected system.

Tell us about equipment that will be removed, moved or replaced. A change can affect its opening, support and flashing, even when the main roof area stays the same. Coordinating the roofing and equipment work helps avoid cutting into a newly completed roof without a plan for the final connection.

Planning TPO Replacement At An Occupied Building

We plan roof access, material deliveries and the order of work around the building’s use. Offices, shops and warehouses have different spaces to protect and different routes that need to stay available. The property contact can help identify those needs before installation begins.

Some replacement projects can be completed by roof section. Each stage needs weather protection and a proper connection to the remaining roof. The sequence also has to fit the roofing products and conditions at the building. We discuss those arrangements while planning the work, along with care for the completed system.

Commercial Roofing Questions

Is TPO appropriate for every flat roof?

No. The roof’s construction, slope, drainage and use determine whether a TPO system is appropriate. We inspect those conditions before recommending it.

Will a white TPO roof guarantee lower energy bills?

No. A reflective surface can affect heat absorption, but energy use also depends on insulation, building use and mechanical systems.
